Under Section 22.1 of the Illinois Condominium Property Act, the purchaser may, upon demand, obtain information concerning the operation and financial condition of the association: Including the condominium documents, anticipated capital expenditures for the next 2 years, the amount of association reserves, and the last financial statment for the association.

Further, the Illinois Appellate Court ruled that a purchaser may terminate a condominium transaction if the documentation reveals information that was not previously disclosed.

Purchasers interested in a Condo can obtain the same information from the current owner.

The buyer should check the By-Laws to determine whether condominium regulations concerning matters such as rentals and pets are compatible with the buyers plans and lifestyle.
